Baltimore County Active Listings 2009-2011


 

Active listings in Baltimore County have been decreasing since July.  In October 2011, there were 3950 homes actively listed in Baltimore County.  This is down from October 2010 when 4690 houses were actively listed.  Even though the number of active listings has decreased, this is good news for sellers.  Less of a supply of active listings paired with an increased demand for buyers equals higher selling prices.  

The good news is that new pending sales and the number of sold homes is actually up from last year’s numbers!  In fact, the number of pending sales in October 2011 is up 28.5% from October of 2010.  Additionally, the number of closed sales in October 2011 is up 20.1% from October 2010.  

What does this mean?  Houses in Baltimore County ARE selling in spite of all the “doom and gloom” we hear in the news.  It also means that NOW is the time to sell your house (especially before the market is bombarded with highly discounted short sales and foreclosures).
