<p>Yes, it's true, the Vancouver Olympics really should be held here in Baltimore.&nbsp; How much more can we take?!</p>
<p>In the midst of the madness, real estate is STILL moving!&nbsp; Seth was out just last Monday with some great clients who are relocating here from the west coast. They waded through three feet of snow to get into homes and found a great one.&nbsp; They wrote an offer and had it accepted by Tuesday--just as the flakes were falling before the second blizzard!</p>

Although the new guidelines aren't everything we were hoping for, they do represent a significant improvement over the current situation.<br /><br />Short Sales have been difficult to close, and these new measures are a huge step in the right direction. One major highlight: A lender must give a yes or no answer to an offer within 10 days. Also included: a moving allowance, incentives for sellers and lenders, commission rules, and a stipulation that releases sellers from debt liabilities.</p>

Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!</span></span></p>
<p><span style="font-family: georgia,palatino;"><span style="font-size: 10pt;">Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!</span></span></p>
