One of the most important things you will do during this process is have a structural / mechanical home inspection. A standard home inspection report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components. Inspection fees vary depending on types of houses and location but one thing remains true across the board, having a home inspection is an investment that could end up saving you thousands of dollars down the road.

Other Inspections
Besides a standard home inspection, most buyers opt for at least two other inspections: pest (termite) inspection and a radon test.
The pest inspection is actually governed by paragraph 18 of the Maryland Standard Contract of Sale. In Maryland, wood-boring insects are such a common problem that the contract explicitly requires the seller to complete repairs up to 2% of the purchase price should an infestation be found.
A Radon inspection is a fairly quick and inexpensive process that could save your life. The good news is that if radon is detected, there are systems to correct the unsafe levels in the home. Radon reduction systems work and are not too costly; radon reduction systems can reduce radon levels in your home by up to 99%.
